PRS accommodation is affordable housing leased on an assured short hold tenancy agreement (typically 1-2 years), giving tenants the stability of knowing they have a more permanent place to call home. Your local authority, charity or housing association will determine if you are eligible to move on from temporary accommodation to PRS and work closely with Stef & Philips to help you transition to your new home.
The team at Stef & Philips is here to make your move from temporary to PRS accommodation as easy as possible. Once we have received your move on referral a member of our team will be in touch to arrange property viewings. In some cases, it may be possible to stay in your current property. Once you decide on where to live, you will be provided with your lease and a move-in date. We are with you every step of the way including support and advice setting up and managing your rent, council tax and utilities and property maintenance throughout your tenancy.
Before the end of your lease the team at Stef & Philips will be in touch to understand if you would like to renew your lease. If you are not sure of your plans you may not wish to renew, in which case your tenancy becomes a periodic tenancy. All the same obligations in the initial lease remain with the exception of notice period to vacate, which now becomes 4 weeks.
Housing partners refer PRS tenants to Stef & Philips, who will then manage the viewings and organise the signing of the lease.

As a PRS tenant it is your responsibility to set up accounts with all utility providers and pay your bills in full. Utilities can include gas, electricity and water. Upon move in Stef & Philips will advise which utilities you are responsible for, where the meters are and how to read them. If you need help understanding your bills, the Stef & Philips team is always on hand to help.
You are responsible for paying council tax. If you need help understanding your council tax bill, or would like some advice on eligibility and applying for discounts, the Stef & Philips team is on hand to help.
